Parque Toreo

New Project for Elevators and Escalators
There is a clear trend in leading cities worldwide towards urban transformation that is above all the result of social and demographic evolution. Rural areas are becoming urban areas and the different sectors of the city undergo regeneration, reconciling densities and land uses to trigger development.
Sordo Madaleno has designed “Parque Toreo” as a mixed-use complex and a prime example of this phenomenon of urban transformation. The site is located in Naucalpan, State of Mexico, the most developed suburban area with significant commerce to the north of the Federal District. It measures 51,753.60 m2 and includes access to Periférico Norte, Av. Rio San Joaquín and Av. Parque de Chapultepec. It is currently under construction and the first stage will be completed in winter 2014.

From the start, the master plan was conceived as “a great park,” an urban space that comprehensively unites different uses. This park contains a shopping mall, auditorium, hotel and three corporate buildings for office use covering a total of 440,580 m2 of built area by the final stage.
In the shopping mall the user is at the fore, with a pleasant circulation among fountains, trees and open spaces, with the aim of recovering wellbeing in a public space and providing a site for social encounter and interaction for the zone and the city as a whole.

The first stage of construction of Parque Toreo will include the shopping mall that occupies the first four floors, with stores, cinemas and restaurants that fill these semi-enclosed spaces with life and cover approximately 91,500 m2. It also concludes construction of office towers “B” and “C” with an approximate built area of 60,000 m2 together with the parking and services to meet the needs for this first stage, totaling 176,950 m2.
The second stage incorporates the executive hotel which will include 220 rooms covering an area of 15,000 m2 over 15 floors, office tower “A” with a floor total area of 60,000 m2, the 5,000 m2 auditorium and the complement of parking and services covering 32,130 m2.

The project includes six floors of underground parking to meet the parking needs of the different stages of development.
The “transfer” area located between the floors occupied by the shopping mall and the ground floor of the offices serves as a distributor and filter for the good operation of the different uses. This area houses a business club with attractive spaces that generate new experiences such as exhibitions, cultural events, training halls, an auditorium, etc. These spaces are rich in vegetation, with high ceilings illuminated with natural light and balanced with retail spaces.
